Situation
Le Chene and La Mare are situated in the beautiful Perigord-Limousin Natural Regional Park, which is a designated area of unspoilt natural beauty, due to its enchanting woodland, open countryside, lakes and pretty medieval villages.

Perigord Vert is situated in the North of the Dordogne close to the border with the departments of Charente and Limousin. It is a beautiful land of ancient woods and lakes with villages and towns dating back to the middle ages. The area, is a paradise for those who love the countryside, teeming with wildlife such as wild boar, deer and trout, and is ideal for those seeking a tranquil way of life in a truly french rural setting.

The area boasts a multitude of  beautiful historical chateaus (many with associations to Richard the Lionheart), churches with ancient frescoes, museums, forges and mills.

The local town of Javerhlac (3 kms) contains amenities such as bakers, a butcher, general store, brocantes, bars and restaurants. It also has a picturesque chateau and church with a pretty river running through the centre of the town. The best weekly market in the area is at Piégut (10 kms), and stretches about a mile through the town. Items for sale at market range from the usual fresh fish, fruit and vegetables, and cheese, to wild picked mushrooms, pottery, tractors, clothes, mattresses, tools, and locally produced Brandy and Pineau from Cognac.

A short drive away is the ancient fortified town of Nontron, with a Saturday market, interesting shops and restaurants, and the picturesque riverside town of Brantome, the 'Venice of the Perigord' with many restaurants and family Auberges.

The Perigord Vert cuisine is second to none and the area is considered one of the best places in France for food. Local delicacies such as Truffles, Foie Gras and Confit de Canard are all products of this region, and eating out in the variety of exceptional value restaurants is a delight. The local communities are very active in the summer season with local fetes and events for both locals and visitors to enjoy. There are many concerts, traditional evenings, fairs and markets, exhibitions and firework displays in most of the small villages throughout July and August.

There is wonderful walking for ramblers, established cycling tracks available in the delightful surrounding countryside, and the Grande Randonnee (GR4) runs through the immediate area.

Le Chene and La Mare
Originally, an 18th farmhouse and adjoining barn, dating back to the French Revolution, both properties have been beautifully restored in a tasteful and sympathetic manner.

Would make an ideal purchase for two families wanting their own separate accommodation, or as a home with an attached property for letting/guests. The properties could easily be adapted to provide one large 6 bedroom family home.

Le Chene is a tastefully modernised converted 18thC stone barn. With beamed ceilings and wooden floors, it comprises a welcoming entrance hall, large open plan lounge with gas "real flame  fire, dining area and modern contemporary kitchen, utility room, two large double bedrooms, and one very large family bedroom (1 double and two singles), shower room plus separate WC.  There is a large unconverted area of the loft, ideal for storage or for further conversion. There is a superb sun terrace with pretty garden at the rear of the barn.

La Mare is a traditional 18thC stone cottage, tastefully modernised, but retaining many original features, (beamed ceilings, oak floors, etc.) the accommodation comprises lounge, dining room with working log burning stove and kitchen area, three large double bedrooms (one en-suite), bath room with WC. There is an original bread oven and fireplace at the rear of the sitting room, making an attractive feature. There is a pretty sun terrace and garden at the front of the cottage.

Outside
There is a 10 x 5 metre terraced heated swimming pool with outstanding views across the valley, surrounded by a secuirty fence which complies with stringent french pool laws.

Within the parkland of 6,500 sq.m., there is an abundance of trees and shrubs, including fruit and ornamental varieties. There is a working area for vegetable growing.

The views looking down towards Teyjat over the countryside are quite stunning from the property and parkland, and the area is a delight for countryside enthusiasts and artists alike. It is a perfect place for relaxing and for outdoor entertaining. There is abundant wildlife particularly during the evenings, and the star spangled sky at night without light pollution is spectacular.
